When You Have to Sell Your Home in Winter, Here’s How to Do It Right

Winter is typically the year’s slowest home sales season, and all this snow lately will likely have an effect on sales. But what do you do when you have to sell right NOW? Maybe for a new job? A marriage? A growing family? The good news is that there are buyers who are looking for homes right now, for those same reasons. But how do you give your home the most appeal this time of year?

1) Strategic Pricing
Price strategically so that your home appeals to the greatest number of buyers. You want to have the best home in that price range. Next, be flexible on price and a settlement time frame if your primary goal is selling your home. This isn’t the time to test the market to see how much money you can get, or to expect buyers to jump when you say jump.

2) Showing Availability and Open Houses
Be sure your home is available for showings at all possible times. Time is limited for those people who need to get into a new home right away, while they're dealing with the daily challenges of starting a new job or relocating. At TheMcKenna Group, we offer automated showings, meaning that you can accept an offer to show your home no matter where you are, by home phone, cell phone or email. You’ll receive a message asking you if your home will be available at a certain time. Simply click “yes” or “no” to accept. Also, we believe in hosting frequent open houses, with perks for guests like wine and cheese, or raffles.

3) Appearance and Staging
Remove any and all snow from walkways, and keep snow salt handy to quickly melt ice that forms. Be sure you’ve removed any toys, tools or lawn furniture from the yard. Turn on lights inside the home to keep it bright — possibly even during the day if it’s cloudy or if you won’t be home in time to turn them on for an after-dark showing. Set the thermostat at a comfortable temperature, and place decorative objects that show warmth, like colorful throws on the couch, an extra blanket neatly folded at the end of a bed, and wood stacked tidily near the fireplace. Also, place absorbent mats at any entry to the home, to avoid staining the carpets and to help prevent guests from slipping on wet floors. Be sure to stash your boots and other cold-weather gear out of site during showings.
