Data analytics company SmartAsset named Mounty Airy the 8th healthiest housing market in Maryland based on four factors: stability, risk, ease of sale and affordability.
Stability was based on the number of years people remain in their homes and the percentage of homeowners with negative equity. To measure risk, Smart Asset looked at the percentage of homes that decreased in value. To determine ease of sale, they looked at data on the average time a home spent on the market before being sold. Then they calculated affordability as the monthly cost of owning a home as a percentage of household income in each city.
Their research found that Mount Airy residents live in their homes for an average of 16.5 years, and Realtor® Donnamarie Needle offers several reasons why.
“I have lived in Mount Airy for 20 years, and it doesn’t surprise me at all that we’ve made this Top Ten list. We have small-town charm, fantastic downtown shopping and restaurants, great schools and family-friendly neighborhoods,” Donnamarie says.
She’s seen more market consistency there than in many other surrounding markets. “Mount Airy caught fire in the mid- to late ’80s and grew tremendously in the ’90s. Even during the real estate fall out between 2008 and 2012, it still stayed attractive. Today home values have rebounded and are remaining steady and growing.”
As real estate professionals have always said, the value of a home is greatly dependent on location. “Mount Airy is close enough to commute to big cities, like Baltimore, Frederick and Washington D.C., but it’s still far enough away to have a rural feel and make it a place where people want to raise a family,” Donnamarie says.
